AboutAn independent guide to one new loan
The Prop 37 Home Loan Guide exists to explain a single California ballot measure clearly and accurately, and to keep that explanation current as CalHFA publishes the details buyers need.
Who we are
We're an independent publisher focused on one topic: California's Proposition 37 and the middle-class homeownership loan it creates. When voters decided the measure in November 2026, most of what people could find online was either a campaign message, a voter guide written before the vote, or a sales pitch. We built this guide to sit in between: a plain-English explanation that links every claim to its source.
The guide is written for California renters and homebuyers, real estate agents, loan officers and builders. It covers how the loan works, who qualifies, what each county's limits look like, what it might cost and a dated record of what happens next.
What we are not
Independent guide. Not affiliated with CalHFA or the State of California, not a lender. Not financial or legal advice.
- We are not CalHFA or any part of the State of California, and we don't use government seals or logos.
- We are not a lender or mortgage broker. We don't make loans, take applications or quote rates.
- We don't give advice. Nothing here is financial, tax or legal advice. A licensed lender, a HUD-approved housing counselor and, where needed, an attorney or tax professional can look at your situation.
Editorial policy
Accuracy matters more than speed on a topic like this. These are the rules we write by:
- Primary sources first. Facts about the measure come from its text, the Secretary of State, the Legislative Analyst, CalHFA or reporting that cites them directly. Every source is linked.
- No invented numbers. We don't publish rates or terms that CalHFA hasn't set. When we use an example rate, we label it as an assumption.
- Unknowns are labeled. When something hasn't been decided, we say so in plain words.
- Both sides. We cover what supporters and critics say. We don't tell you whether this loan is right for you.
- Every page is dated. Each page shows when it was last updated, and the updates page logs every material change.
- No paid placement in the guide. If we ever work with lenders or agents, that relationship will be disclosed and kept separate from the guide's content.
Corrections
If you see something that's wrong or out of date, tell us through the contact page. We check reported errors against the source, correct the page and note significant corrections on the updates page.
How the site is funded
Today the guide has no advertisers and no lending partners. We collect only a name and email address from readers who ask to be notified about Prop 37 loans.
In the future, we may connect interested readers with licensed lenders or agents. We won't do that until a licensed lending partner and a compliance review are in place, and we'll update our privacy policy and this page before collecting any new information.

Get an email when Prop 37 loans open
Voters approved the measure, but CalHFA still has to write the rules, sell the bonds and sign up lenders. Leave your name and email and we'll tell you when applications open or when the terms are published. Nothing else.
Just your name and email. We never ask for income, phone or loan details. See our privacy policy.
